September brought a more stable tone to the Guelph market, with sales activity holding remarkably close to last year’s level despite a noticeable reduction in the number of homes coming to market.  With new listings down 13.8%, but sales edging up 0.8%, buyers had fewer properties to choose from, yet those homes that were appropriately priced continued to attract demand.

The numbers paint a picture of a market that has become more selective rather than inactive.  Guelph remains in balanced market conditions, but the reduced supply is an important factor to watch.  Buyers may have more negotiating room than they would in a competitive seller’s market, but the strongest properties can still command attention when they are priced correctly.  For sellers, September reinforces that there is still a market for well-positioned homes, even though buyers are taking their time and paying close attention to value.  To get a home sold, it takes preparation, effective marketing, and most importantly, pricing that is compelling enough for a buyer to select your home.

As we move into October, the fall market will be an important test of whether this stability can continue.  Seasonal activity typically becomes more focused as buyers and sellers look to make decisions before year-end, but affordability and buyer confidence will continue to influence how quickly transactions move.  If inventory remains restrained while sales hold steady, we could see prices remain relatively stable through the fall.  For buyers, this may create opportunities to negotiate without having to rush.   For sellers, understanding the specific conditions in their neighbourhood and price range will be increasingly important.
