August brought a modest improvement in activity to the Guelph real estate market, even as home prices continued to sit below last year's levels.  Both new listings and sales increased year-over-year, suggesting that more buyers and sellers were willing to participate in the market despite continued price sensitivity. This combination points to a market that is finding its rhythm rather than moving in one direction. Buyers have more options than they did last year, but the increase in sales shows that demand remains present when homes are priced appropriately.

Guelph continues to operate in balanced market conditions, meaning neither buyers nor sellers hold a significant overall advantage. Instead, outcomes are increasingly dependent on individual factors such as location, property condition, price range, and how well a home is positioned when it comes to market.

For buyers, August's numbers suggest there is still time to make thoughtful decisions and negotiate when opportunities arise. Sellers, meanwhile, can take encouragement from the increase in sales activity, but should remain mindful that today's buyers are careful and well-informed.
A strong listing strategy remains essential, particularly when competing against other properties offering similar value. As we roll into September, the return to routine after the summer months could bring additional activity to the market.

The fall season traditionally encourages buyers and sellers who have delayed decisions over the summer to re-enter the market, which may support stronger transaction levels. While significant price growth appears unlikely in the immediate term, continued sales activity and balanced inventory could help establish a more stable foundation heading into the fall. The key theme for the coming month will likely be renewed activity without renewed urgency.  It will surely be a market where preparation and realistic expectations continue to drive results.
